Buan Hospitality
The calendar, the bookings, housekeeping, guest messages and the revenue sheet — run by the hotel that built it, for the rules a UK hotel actually has to follow.
What's in it today
Everything a front desk and a back office need, in one place
Calendar & bookings
Drag-free room moves, swaps, holds, closures and a waiting list, built around a real desk's working day.
Housekeeping
Room status, tasks and turnarounds, driven by who's arriving and who's staying another night.
Guest messages
One inbox for every channel a booking can come from, with the booking attached to the conversation.
Payments & deposits
Stripe-connected payments, and a held-deposits ledger separate from revenue, because a deposit isn't a sale.
Revenue & compliance
VAT, the Edinburgh visitor levy, and a revenue sheet that reconciles — built because the founder's own hotel has to file these.
Public booking site
A direct booking page for the hotel's own website, so not every booking has to come through an OTA.
The assistant
Chameleon sets the app up the way your hotel actually works
A three-room bed and breakfast and a busy 40-room front desk don't want the same screen. Tell Chameleon how your day runs, in plain English, and it rearranges the app to match — what's on the menu, what order it's in, how dense the screen is. Nothing it changes is hidden: every change is proposed, shown, and approved before it applies.
→ Proposed: hide Team chat, Reach, Social, Marketing. Calendar, Arrivals and Guest messages moved to the top. [ Approve ] [ Decline ]
Add-on
Market intelligence
Competitor rates and nearby events, sourced cleanly rather than scraped, shown beside your own prices so a Saturday with a concert in town doesn't get priced like any other Saturday.
Where we stand
What's live, and what's coming
Channel connectivity
Booking.com, Expedia, Airbnb and more, through Channex. Built and tested; live once the subscription is active.
Reach
Your rooms found on Google and other search sites, booked direct rather than through an OTA.
Pricing
From £19.99/month per hotel, plus a share of bookings made through your own site. Talk to us for a quote that fits your room count.
How it compares
What most UK hotel software leaves to you
Most of the field is built for a general, international market first. UK rules get bolted on, or left to the hotel to sort out. Buan Hospitality was built the other way round: the rules came first, because the founder's own hotel had to follow them.
| Needed by a UK hotel | Typically | Buan Hospitality |
|---|---|---|
| UK VAT on room revenue | Usually present, bolted on | Built in |
| A local visitor levy (e.g. Edinburgh's) | Rarely handled at all | Calculated and reconciled |
| A revenue sheet that reconciles to the till | Varies widely | Built around a real night audit |
| Run by people who use it daily | Usually a separate vendor | We run our own hotel on it |
A general comparison of what UK hotel software typically covers, not a claim about any named competitor. Ask any vendor, including us, for their own VAT and levy documentation before you decide.
Security
What actually protects your data
UK-hosted
Runs on Microsoft Azure, UK South.
A key per hotel
Card references, credentials and guest ID numbers are encrypted under a key that belongs to your property alone, not shared with every other hotel on the platform.
Two-step sign-in
Required for admins and anyone who can reveal a stored card.
Retention you can read
Written periods for every kind of data we hold, enforced automatically, not left to memory.
No card numbers we don't need
We're moving toward never holding a full card number at all — a token and the last four digits, the way an OTA's own confirmation email already shows it.
Every change logged
Including our own admin team's. Nobody's changes are invisible, not even ours.
See it run through a hotel's day
Twenty minutes, over a screen share. Bring your busiest Saturday and we'll show you how it's priced.
